If you live on Mallorca for a while (or stay longer than a week), you quickly notice: a good breakfast isn't everything. You need people who get things done — a reliable tradesperson, a delivery service, someone to pick you up from the airport or explain contracts. In recent years I've made my own mistakes — accepted bad offers, waited on waiting lists and renegotiated prices ten times — and learned from them. This text is a practical, personal collection of local service types that really help here: how to choose an honest concierge, tips for local tradespeople, practical delivery and market services, and the small legal pitfalls with contracts and insurance. No glossy promises, just useful pointers so you spend less time searching and more time by the sea or in a café.
Concierge and everyday helpers in Palma

A good concierge is more than a key-holder — they organize tradespeople, take plants to winter storage and book last-minute tables. My recommendation: look for someone with transparent prices and real references. Ask for two local contacts and call them. Good concierges often have regular clients in Portixol, Santa Catalina or in the villages of the Tramuntana mountains.
Personal tip: at first arrange concrete tasks (mail handling, car care, repair coordination) and pay for them individually. That way you quickly notice if the person is reliable. A concierge who negotiates prices independently or offers “packages” without a breakdown is a red flag. Good people ask about delivery times, service windows and whether pets are involved — that shows experience.
Practical times: the best everyday helpers are reachable in the morning (8–11) and in the afternoon (16–19). Many work freelance and take only limited assignments; book ahead of the high season (June–September). Also mention whether you prefer German, English or Spanish — language skills prevent misunderstandings. For specific products (olive oil from the north entrance, Mallorcan sobrasada, cheese from Felanitx) it's worth negotiating directly with small producers. Many farmers deliver seasonally, and sometimes they include a sample. If you're in a finca, coordinate delivery for a specific time — entrance gates are often closed and odd signs like “GATO” (cat) on the door require a brief note.
Delivery times: early morning (7–9) is ideal. Few services on Sundays. When ordering: write clear instructions about the gate, front door, number and phone. And a pragmatic tip: always keep a cooler bag in the trunk; it gets warm quickly on the road.
Contracts, insurance and local pitfalls
A small contract can hide big surprises. Whether a rental agreement, a service contract or a tradesperson's assignment — read the fine print. On Mallorca there are often fixed prices, but extra costs for travel or materials are hidden. Ask specifically about VAT, postage, disposal of building materials and warranty conditions.
Insurance: check building and contents insurance carefully. Flooding in low-lying fincas or storm damage on the coast are not common but possible risks. Some policies exclude gross negligence — that can be expensive in cases of self-inflicted damage. If you rent out externally, you need a rental policy that covers damage caused by short-term guests.
Notary and administrative procedures: many documents arrive in Spanish. A local notary or translator helps; often it's cheaper to spend an hour with an advisor than to wait weeks. And finally: keep invoices and warranty receipts digitally, preferably in a cloud — local shops are good, but after years you'll want proof.
Short and honest: distrust blanket phrases like “all costs included”, ask for details and keep agreements in writing. That saves nerves and euros.
