The port authority has set the terms for the Punta del Gas concession. For operators, concept, design, and sustainability count more than the highest bid.

A Piece of Palma in the Court of Ideas

On Wednesday evening, shortly after the sun disappeared behind the harbor, representatives of the Balearic Ports Authority (APB) decided: the area at Punta del Gas, where Anima Beach is located, will be re-tendered. For the people who come here early for coffee or stay for a drink in the evening, it means above all one thing: a lot could be different.

What exactly is at stake

The area up for tender measures about 1,260 square meters in total. Of that, about 220 square meters are covered indoor space, the remaining 1,040 square meters are outdoor area — partly covered. Important to know: Everything lies in the public harbor area; strict rules apply to use and design.

The conditions are clear: the concession can run for up to 18 years. Annually, at least 80,000 euros in use fee must be paid, plus an activities charge of 4 percent of turnover. And no: the highest bid does not always win. What matters is the economically most favorable offer — i.e., the best balance of price, concept and benefit.

What operators must bring

Who applies should deliver far more than good drinks. The APB demands a coherent overall concept: architecture, integration into the promenade, accessibility, noise control and environmental aspects play a role. In short: design and neighborhood compatibility are mandatory. This is not just bureaucracy — it reflects the city’s wish to protect public space.

Anima Beach is currently regarded as an urban beach location with a restaurant, music and events; capacity is listed up to 500 guests. Whether a new operator will follow this format or try something else is open.

A Neighborhood Perspective

In Palma there are many competitors: concepts like Purobeach or smaller gastro-beach projects set their own accents. For locals, the key is: good daytime accessibility, tolerable noise at night, and a fair mix of tourist offerings and local flair. The new tender is therefore also a test for the city administration and the port authority.

In the end, not only the number on the bidder form decides. But the idea behind it and how it fits into the promenade. Those who walk the dog on the Paseo in the morning or count the boats in the evening will watch closely. Me too.
